Bigger than that?
I keep to jobs one person can finish in a visit or two. Roofing, additions, bathroom tile and shower work, and full remodels are better served by a contractor with a crew, and I am happy to say so. If you are not sure where your item lands, text it over and I will give you a straight answer.
Flat rates
- 2-hour minimum per visit, flat quotes for standard tasks.
- You supply the big items: toilets, faucets, fixtures, fans, TVs, appliances. Anything I pick up for you is billed at cost plus 20 percent.
- Hauling away the old fixture or larger junk after a job is an upcharge, and often cheaper if you or a junk service handle it.
- Weekdays are the standard rate. Weekend visits cost more and are quoted up front. No evenings.

Standard hardware and normal access. Drywall needs drying time between coats, so it is quoted for every trip it takes. Anything unusual gets quoted first.

A text with a photo of each item is the easiest way to start. Pictures show me what the job needs, so the quote is right the first time. If it is a job I will take on, you will know within an hour or so.

Get a flat quote
Common installs have starting prices. Everything else is quoted from your photos. You get a number per item before anything is scheduled.

Scheduled visit
Daytime, whatever day fits. Weekdays at the standard rate, weekends at a premium. 2-hour minimum.

Itemized invoice
Every task on its own line, materials separate. Pay by cash, check, Venmo or Zelle.

Scheduled daytime visits only, no evenings. Same-day or emergency service is an upcharge if I can make it work.
